Yosemite National Park draws ~4 million visitors annually β€” most pass through Highway 140 in Mariposa. Today, the bulk of their spending happens inside the park. Frost Shop Marketplace is built to capture some of that spending for our local economy.

The planned marketplace + parking

Illustrative layout of the combined 5087 + 5091 Hwy 140 lot. Jessie Street runs across the back (north edge) of the lot between 9th and 10th. Highway 140 is the front frontage β€” the Yosemite-traffic side that drives the business. 5087 (west) holds all marketplace activity, with the premium T1 vendor row facing Hwy 140 for maximum visibility. The picnic + shade area is the heart of the lot; the stage sits at the back of the marketplace facing south so sound carries toward visitors instead of the highway. The storage container is tucked in the NW corner. Two porta potties sit at the back of 5087 on Jessie Street β€” that location gets pumping-truck access and keeps them off the Hwy 140 frontage. Phase 3 upgrades them to plumbed ADA bathrooms in the same location. 5091 (east) is a dedicated parking lot β€” cars enter from Jessie Street at the back, drive straight south through a one-way aisle, and exit to Hwy 140 at the front. Wine barrels and garden planters double as traffic-calming bollards along the parcel divider so cars never drift into the marketplace. Two ADA spaces (code-required) sit at the SW corner with a direct path to the bathrooms. Not to survey scale.
